Why do I need a property manager?

How do I switch to RUN Property if my property is currently being managed by another agent?

"Easy! Whether you have one property or many, and another agent is managing your portfolio, simply to download a Transfer Management Letter, sign it, and send a copy to us. We'll take care of everything from there. We will contact you to sign a new Managing Agency Agreement and we will also make sure that we explain all the benefits to you of switching to RUN Property.

Our professional property management team will organise for the notification to the tenant, the transfer of the bond and the keys and all documentation.

Your property will then be managed by the expert team at RUN Property and you can start to experience the difference!

How long will it take to find a tenant for my investment property?

Most owners are keen to start receiving rental income as soon as possible - that's natural!

Local marketing activity is a key factor in finding the best tenants for your investment property. What most owners find helps to find the right tenant quickly is to ensure your property is well presented, is marketed at the right rent and their managing agent has the best leasing team.

What happens if my tenant does not pay rent?

One of our primary tasks every day is to ensure that your tenant has paid their rent - on time. That's why we provide the MOTER - Money On Time Early Release system.

We monitor tenant rent arrears every day.

When rent is in arrears we will contact the tenant via telephone, email and/or SMS. If rent continues to be unpaid, an Arrears Breach Notice is sent.

If we still have not received rent after 14 days we will issue a Termination Notice on the 15th day giving them 14 clear days to vacate.

We will keep in touch with you throughout this process and we will only issue a Termination Notice after first discussing with you. It is our priority at all times to minimise any loss so we ensure we carry out these actions promptly.

Do I need landlord insurance?

It is not compulsory to have landlord insurance for your property - but why take the risk? We recommend all our landlords invest in the peace of mind of having Landlord Insurance.

Landlord Insurance protects you in the event of a tenant not paying rent, departing the property early or damaging the property. It also includes public liability cover and limited cover for contents (e.g. floor coverings, curtains).

What do I do if I want to sell my property?

If we currently manage your property and you are looking to sell or even if we don't manage your property and you are looking to sell, your choice of agent is of critical importance in ensuring you get the best sale price.
