Before you start searching for your next home, we recommend you
consider:
- How much rent would you like to pay per week?
- What area would you like to live in?
- What type of home are you looking for - a house, an apartment,
a townhouse?
- How many bedrooms do you need?
- How many bathrooms do you need?
- What are your car parking requirements?
Having a clear idea of what you are looking for will help you
find the best property in the shortest time.

Property
Applying
Once you find the right RUN Property, you will need to complete
a Tenancy Application Form.
Listed below are a few tips to help you with the
application:
- If you have not previously rented through RUN Property you will
need to provide copies of identification to the value of 100 points
with your application. For example, a Drivers Licence, ATM card,
credit card and a bill addressed to you at your current
address.
You will also need to provide:
- Current and previous addresses
- Current and previous rental histories
- Current and previous employment histories
- References
- Next of kin details
If your Tenancy Application is approved a RUN leasing consultant
will arrange a suitable time to meet and sign your new RUN Tenancy
Agreement.
Bond
What is a bond?
A tenancy bond is money that a landlord asks tenants to pay when
they move into their property. The bond is held to cover any unpaid
rent, damage to the property (if that damage can be shown to be the
tenant's fault) or any other claim.
How much is the Bond?
The amount of the bond can vary from state to state.
As a guide landlords can charge four weeks or a months rent as a
bond. This may be higher depending on the weekly rent amount. The
exact bond amount will be advised on application.
Paying the Bond
At the start of your tenancy, you need to pay the bond amount
with a separate bank cheque or money order, payable to the Bond
Authority in your state.
Bond Receipt
A receipt for the bond will be sent to the rented property
street address which is shown on the bond lodgement form, by the
Bond Authority in your state.
You should keep your bond receipt somewhere safe as you will
need it when the tenancy is ending or when a tenant who is listed
on the bond receipt is leaving the property.
Bond Refund
Your bond will be refunded to you promptly after the property is
fully vacated, less any deductions that may be agreed or directed
by the tribunal. A bond refund cannot be applied for until all keys
have been returned to RUN and a final inspection has been carried
out.
Landlord claims on the Bond
A landlord will be able to claim some or all of the bond:
- If there is damage done by the tenant which is beyond fair wear
and tear
- If the house is left dirty
- If personal items are left behind
- If rent is left unpaid at the end of the tenancy
- If you fail to comply with any other obligation and the
landlord suffers some loss as a result of this

Note - If the claim by the landlord is greater than the bond,
you may be ordered to pay the extra amount.
Keys
Picking up your keys
At the commencement of the lease you will be given the keys to
your new home.
Returning Keys
Your tenancy does not terminate until the keys (including any
copies you made) are returned to RUN. You will be responsible for
paying rent until the keys are returned.
Moving In
Moving into a new home can be a very stressful time. There can
be unexpected expenses, along with household tasks and
responsibilities to remember when moving house. To help you move

Insurance - contents insurance quotes. The landlord's insurance on
the property does not cover your personal belongings. We recommend
that you take out contents insurance for your personal belongings.

Now
Paying Rent
We make it easy for you to pay your rent by Direct Debit. Simply
set it up and the rent will automatically be deducted from your
nominated account each month.
As part of the application process we will provide you with a
Direct Debit Authorisation form.
Inspections
The purpose of inspections is to advise the landlord of the
condition of their property and how it is being maintained. You
will be given the opportunity to advise RUN of any repairs or
maintenance you feel is needed.
Initial Inspection
Upon the commencement of your lease, RUN will complete an
inspection and full condition report. You will be given the
opportunity to check this, add to it and return it to RUN within 3
business days. RUN refer to this report at the end of the tenancy.
It is therefore in your best interest to read through the condition
report thoroughly, provide comments to us within the timeframe
listed on the condition report, and ensure you retain a copy in a
safe place.
Periodic Inspection
RUN will routinely inspect your rented property 3 months after a
new tenancy and at regular intervals throughout your tenancy. You
will be issued with notice of these inspections and we encourage
you to be there to discuss any problems affecting your tenancy or
contact us prior to the inspection to discuss any issues.
Final Inspection
Final inspections are conducted at the end of the lease term or
upon vacating. The final inspection report is closely checked with
the condition report completed during the initial inspection to
ensure that there has been no damage (beyond normal wear and tear)
and that no fixtures have been removed (e.g. light fittings).

Maintenance and Repairs

RUN will attend to all repairs as promptly as possible however, in
many instances it will be necessary to obtain the landlord's
approval on quotes before any work can commence. Ending the
Tenancy
Termination of the Tenancy Agreement
Your tenancy agreement is a legal contract providing protection
for both you and the landlord. Once the fixed term has expired, you
may continue living at the property or vacate. If you intend to
vacate at the end of your tenancy agreement you are required to
give RUN 28 days clear written notice in VIC, 21 days in NSW and 14
days in QLD prior to the expiry of your agreement. You cannot by
law stop paying rent for the last month assuming any part of the
bond as rent.
Your tenancy does not terminate until the keys (including any
copies you made) are returned to RUN. You are responsible for
paying rent until the keys are returned.

Breaking the Lease
If you need to break the lease you need to notify RUN
immediately. You will be responsible for and must pay the rent
until the property is relet to a suitable tenant. You will also be
responsible for paying re-letting costs, advertising and associated
re-letting charges.
