Step 2 - Selecting an estate agent

When choosing an estate agent, consider their quality standards, their marketing capability and how you think you can work with them. These are critical to obtaining the maximum exposure and price for your property.

At this time the decision is made as to whether a private sale or auction is the best method of sale.

Step 3 - Instruct a conveyancer or solicitor

For the smooth sale of your property it is important to ensure all necessary legals arrangements are in place. It is a good idea to do some research and make a decision before you put your property on the market as this will help to avoid delays.

We can offer recommendations if required.

Step 4 - Presenting your property

First impressions count, making the presentation of your property critical to a successful sale.

Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to declutter to make rooms appear larger.

RUN will provide you specific advice on presenting your property for sale and recommend and arrange professional trades where required. Once this is complete our professional photographers will then take photographs, create virtual tours, produce interactive floorplans and write comprehensive property descriptions, all in just one visit

Step 5 - Marketing your property

To find your perfect buyer you need to give your property maximum exposure across a wide range of media.

When you work with RUN you will automatically benefit from our unrivalled, comprehensive marketing package, including: exposure on our website, full colour property details, inclusion in our property titles, email and SMS alerts and PR.

Step 6 - Open for inspections

Open for inspections will be scheduled with you to maximise the target purchaser of your property.

These times are a critical component of the sales process and we work closely with you to ensure maximum benefit is achieved.

Step 7 - Receiving an offer or auction bid

At this stage a purchase price is negotiated and agreed. Once the purchase price is agreed between the parties the appropriate documents are signed and a deposit is paid.

Step 8 - Legals

After the contracts are signed the documents will be provided to each parties legal representatives who will then carry out the necessary enquiries.

During this process a range of checks will be conducted by the legal representatives.

Step 9 - Settlement

Completion is when the residual monies are transferred from the buyer to the seller.

Once this has been done we will be informed to release the keys.

Congratulations, your property is now sold!
